Viani Estate is a beautiful luxury property located in the Marches, consisting of two (2) Villas, which are rented out together as one Estate. The Estate is in a perfect setting of 8 acres of a private olive groves. It is set on the hills of Civitanova Alta with outstanding sea views.

Viani Estate is a luxury estate that houses a master villa, a luxury guest house villa, a caretaker's villa, a modern, minimalist pool house, tennis court, gym and newly built yoga studio and yoga deck, endless outdoor eating spaces and an olive grove with over 400 olive trees.

Master Villa

The Master Villa can house up to 14 guests. It has 7 king size en-suite bedrooms, its own spa, gym, 12 metre infinity pool, fire pit, BBQ area and over 600 square metres of living space. There are 7 large bedrooms, each over 27sq metre in size; and the villa can accommodate up to 14 guests. All bedrooms have king size beds and en-suite bathrooms – in two of the bedrooms, the beds can be prepared as twin beds. Air conditioning and heating can be set individually in all bedrooms.

Through the first floor doors, you'll find an inviting lounge area with a gorgeous fireplace. Just off this room there is a terrace with 270-degree views of both the sea and the nearby medieval village - making it the perfect spot for sundowners to enjoy the lush surroundings.

The ground floor includes a cosy family room fully equipped with a 65 inch TV - perfect for the users of Netflix or Prime Video who want to settle down for the evening with the kids. You will find an additional lounge dressed in neutral tones, giving a light and elegant touch to this beautiful country retreat. Open up the doors, sit back and take in the breathtaking views. The living space has a BOSE built-in system where all you have to do is connect your favourite tunes using Bluetooth from one of our phones or tablets. A modern kitchen complete with modern appliances you will need and multiple dining spaces.

The large outdoor infinity swimming pool - measuring 12 x 6 metres - faces stunning views of the surrounding Le Marche landscape and the Adriatic sea. Nearby there is a large sundeck with 12 sun loungers, water facilities, outdoor shower, table tennis, table football along with shaded areas for those who need a break from the sun.

Guest Villa

The guest villa has 4 double ensuite bedrooms. 3 are within the Villa itself, and the Annex bedroom sits just outside of the Villa, perfect for those who want a little of their own privacy. Each of the spacious bedrooms is decorated with 5* comforts in calming, natural hues with direct views over the olive grove, to the sea view or the beautifully manicured gardens. Furnished to the very highest standards, each room features natural wood floors, king-sized beds with wooden or fabric headboards, Molteni furniture, bespoke artisan lighting, Italian embroidered textiles and Egyptian cotton linens.

All bedrooms have king size beds and ensuite bathrooms. There are two bedrooms that can be prepared as twin beds - one located in the Villa and the other in the Annex room. All bedrooms can accommodate at least one travel cot for children - available upon request. Each bedroom features a dressing table, hairdryer, safe, Wifi, TV and the Villas own Netflix account (apart from the Annex room).

In the open plan lounge, bathed in natural light, you will find a large expansive sitting area, perfect for winter aperitivos, the large dining area, and the discreet yet comfortable lounge for those who just need to sit back and relax to their favourite TV show.

Inside the Villa, is a Molteni designed kitchen well-equipped with all the very best appliances and accessories one could need.

Outside is an infinity 21 x 6m large pool and diving board with in-built jacuzzi section with floating beanbags. A modern pool house houses a kitchenette, bar, eating area, gym, two washrooms and two showers.
